Ocean View is part of Dennis Township, the wooded stretch of the county just inland from Sea Isle City and a short drive from Ocean City. It is also home turf for us: Listing Pixl is based in Dennisville, in the same township. Homes here are mostly ranches and colonials on bigger lots than you find at the shore, many with decks, pools and large backyards edged by trees. Our Ocean View shoots include a brick-front ranch on White Oak Dr with a fireplace, a family room with French doors, a back deck with a gazebo and a big lawn, and a two-story colonial on Williams Way with a butcher block kitchen island, a multi-level deck, an above-ground pool, a pergola and fire pit area and a backyard play set.
The interiors had plenty to show as well. At White Oak Dr we photographed a gray-cabinet kitchen with a granite island, a family room with teal walls and a wood accent wall, and a dining room with a farmhouse table on hardwood floors. At Williams Way the family room has a built-in entertainment wall, the bathroom has a wood vanity with black fixtures, and the backyard has a pergola, fire pit and grill area alongside the deck and pool.
What photos sell an Ocean View listing
Ocean View buyers are usually choosing a yard over a beach block, so the backyard has to be in the photos. We shoot decks, pools and play areas as their own scenes, then fly the drone for a top-down view of the full lot and a wide aerial over the neighborhood that shows how the trees frame it. Homes with a lot of rooms benefit from a clear sequence, exterior to living spaces to kitchen, bedrooms, baths and then the yard, so a buyer can walk the house in their head while scrolling. Virtual twilight edits suit two-story colonials with symmetrical fronts and plenty of windows; at Williams Way we delivered two, including a straight-on front exterior at dusk. Inside, hardwood floors and big windows look their best with blended HDR exposures that keep the wood tones natural and the view outside visible.
